COAST Boutique Apartments offer investors a 25-year leasehold purchase agreement.

The 25 year master lease on the land reserved for COAST Boutique Apartments is held by PT. Layang Layang. Upon purchase, subleases will be issued to apartment owners.

COAST Boutique Apartments individual apartments are fully serviced and maintained by the property management company, PT Layang Layang.

If an owner wishes to rent out their unit, PT. Layang Layang will provide a monthly statement of returns and transfer yearly payments to the owner’s designated bank account.

Should owners choose to live in their apartment full time, only maintenance and service fees shall be applied.


Service Agreement


The owner enjoys the following options in regards to their apartment:

The owner may live permanently in the property.The owner is then liable only for maintenance and other running costs.  Up to two additional guests are allowed to stay in the apartment as long as they are accompanied by the owner.

Any family members that have been registered to use the apartment stay free of charge and are treated as owners.

When friends, family and guests that are not accompanying you stay, they will be charged 50% of the published rate.

All apartments will be in the rental pool and managed by PT. Layang Layang.

PT. Layang Layang is responsible for obtaining all rental licenses, legal documentation and services required. PT. Layang Layang will pay all rental taxes.


Purchase Information
The purchase of an apartment within COAST Boutique Apartments is offered as a lease hold title for the term ending on the designated date 25 Years from the date of project completion. There is a further option on the land for an additional 25 year period subject to market price at the time of extension.

Foreigners are entitled to leasehold purchases in their own name.  Purchases will be registered by a local notary. This guarantees the ownership of the unit as governed under Indonesian Law.

A Rp. 100.000.000 deposit is requested to reserve an apartment. A period of one month will be provided to arrange finance. If for any reason the purchaser should choose not to purchase the apartment, the Rp. 100.000.000 deposit will be refunded in full.

Maintenance Services
PT. Layang Layang is responsible for operation and maintenance of common areas, adjunct facilities, all services and building up keep.

The intention will be to always keep the overall resort facility in the best possible presentation, utilizing the body corporate funds available.


Guiding Principles In Calculation Of The Maintenance Fee

PT. Layang Layang will prepare annually a detailed budget estimating the cost of managing the apartments, common areas, adjunct facilities and related services for the following calendar year based upon actual expenses incurred in the current year and upon its projection of the cost in the following year.

The guiding principles shall be :
That a level of service shall be provided which enable the complex to meet the highest standards reasonably available in the area.

That every reasonable effort shall be made to keep any increase in the Maintenance Fee within the Indonesian rate of inflation and based on the same service provided year on year.

That comments from the reception and guest books regarding existing and requested services are taken into consideration and actioned promptly when necessary.
